The former Great Gathering, located in the heart of Ashburn’s retail district, was marked for redevelopment into a higher-density commercial site. The building featured pre-engineered steel construction with interior fit-out materials containing regulated waste.

RemacUSA was contracted to perform turnkey demolition and environmental remediation, including safe removal of hazardous materials and complete building takedown.


Services Performed

Asbestos Abatement

RemacUSA identified and removed asbestos-containing materials (ACM), including floor tile mastics, HVAC insulation, and caulking, in full accordance with Virginia DEQ and NESHAP regulations.

Universal Waste Removal

Mercury lamps, exit signs, batteries, and electronic components were packaged, labeled, and transported to approved disposal facilities under manifest.

Interior Selective Demolition

Mechanical, electrical, and plumbing systems were carefully dismantled prior to demolition to isolate utility services.

Structural Demolition

The full retail box structure, including steel columns, beams, CMU walls, and slab, was demolished using hydraulic shears and grapples, with dust suppression and site control.

Material Handling & Export

RemacUSA separated recyclable scrap metals and concrete debris for recovery and hauled non-recyclables to a Subtitle D landfill.


Challenges & Solutions

Challenge

Work was performed in an active retail corridor near other operating tenants and pedestrian access points.

Solution

RemacUSA implemented a controlled demolition perimeter, adjusted working hours to minimize retail disruption, and coordinated with the property manager for temporary utility shutdowns and safety oversight.


Final Outcome

RemacUSA completed the project on time and within budget, turning over a clean, graded pad to the general contractor. The project was completed with zero safety incidents and passed all environmental clearance inspections on the first round. This work reinforced RemacUSA’s reputation as a trusted partner for retail redevelopment and environmentally sensitive demolition projects.
