The AMC Theatres property, located directly adjacent to the Westfield Montgomery Mall, was slated for demolition as part of a long-planned redevelopment into a mixed-use complex featuring housing, retail, and public space. The aging theater structure, built of concrete masonry, steel, and commercial roofing systems, required careful takedown and environmental controls due to its proximity to active retail zones and heavy vehicular traffic.

Services Performed

Structural Demolition

The entire theater structure, including large-span roof trusses, auditorium seating bowls, concrete slab-on-grade, and façade walls, was demolished using a combination of high-reach and standard excavators.

Asbestos Abatement

RemacUSA performed pre-demolition abatement, including removal of asbestos-containing flooring, fireproofing, and pipe insulation in mechanical rooms, with third-party clearance.

Universal Waste Disposal

Light fixtures, electronic equipment, thermostats, and mercury bulbs were identified, separated, and disposed of at approved facilities.

Material Handling & Export

All recyclable metals were sorted and transported to local scrap facilities. Concrete and masonry debris were hauled offsite for crushing and reuse.

Challenges & Solutions

Challenge

Demolition occurred adjacent to active mall access roads and pedestrian traffic.

Solution

RemacUSA implemented perimeter fencing, off-hours trucking, dust suppression systems, and worked in phases to limit impact on nearby retail tenants.

Final Outcome

The AMC building was fully demolished on time and without incident. The cleared site was turned over to the general contractor ahead of schedule, allowing vertical construction on the new mixed-use project to begin. RemacUSA’s work was completed under strict safety and environmental compliance and received positive feedback from the developer and local building officials.
